Council of Mortgage Lenders Professional Consultant's Certificate (CML PCC)

TLS Property Network21 July 2021

Architecture practice Atoll explained in July 2021 the standard certificate that the Council of Mortgage Lenders (CML) created for architects to use when a home is sold. The form dates from 2002, when it was agreed between the CML and RIBA (the Royal Institute of British Architects). The CML requires it to be freestanding and independent of any appointment contract, so it need not mention the consultant's appointment. It is covered by the architect's compulsory professional indemnity insurance, subject to that policy's terms.

A guide produced by RIBA, CIAT and RICS helps people understand how the certificate works and judge the risks and liabilities that arise when it is signed. An information sheet published in 2008 compares professional consultants' certificates with other structural guarantees such as NHBC and LABC warranties. The page offered the certificate form and two guidance documents for download, and pointed readers to RIBA's free guides on working with an architect.
