Shoosmiths Advises Third Space on New Sites

UK Property Forums31 August 2023

In August 2023, law firm Shoosmiths announced that it had advised luxury gym operator Third Space on securing three new London locations: Clapham Junction, Richmond and The Whiteley in west London.

The sites are 28,000 sq ft over three floors of Clapham's Grade II listed Arding and Hobbs building; 30,000 sq ft at Richmond, in what was the House of Fraser store on George Street, and 34,000 sq ft in the £1bn Whiteley redevelopment. All three are former department stores or are part of redevelopment schemes. Shoosmiths covered real estate, construction, planning and tax on each deal, and had previously helped Third Space with earlier clubs at Battersea Power Station, Mayfair and Wimbledon.

Emily Stocker led for Shoosmiths on The Whiteley and Clapham Junction, and Chris George on Richmond. Stocker said the new clubs would extend Third Space into new parts of London. George said the Richmond building had stood closed since 2020 and that the club could attract further tenants to George Street.

Third Space chief executive Colin Waggett said each club and each property deal is distinct, that the company was winning anchor tenant status, in new schemes as well as repurposed space, and that he was pleased with Shoosmiths' advice.
