Structural Warranty vs Professional Consultants Certificate (PCC)

TLS Property Network12 October 2022

Building and Land Guarantees, a latent defects specialist, set out in October 2022 how a structural warranty differs from a professional consultants certificate (PCC).

A structural warranty, also known as a latent defects or residential warranty, pays to rectify structural defects for 10 or 12 years. Negligence need not be proved to claim, funders and owners gain extra security, extensions can protect contractors and the professional team, and developers can sell to buyers needing a mortgage.

A PCC, or architect's certificate, normally lasts six years from issue and lapses if the professional stops trading. Negligence must be established before the professional is liable for repairs. The firm added that most of the market wants a warranty in place before releasing funds to a purchaser.
