What Are the Cost Benefits of Modular vs Traditional Methods of Construction?

TLS Property Network21 February 2023

This February 2023 article from The Landsite looks at whether modular construction deserves more attention as a way to deliver affordable housing, given post-pandemic supply chain disruption and rising material and energy costs.

Modular building, also called off-site or volumetric construction, means making a building in sections away from its final site, then transporting and assembling them. The article says it is usually cheaper than conventional building and can be about twice as quick. It acknowledges that prefabricated buildings have had a poor reputation, seen as temporary, but argues that modern versions are built to last, using computer-controlled manufacturing linked to design and planning software. Investors and developers are paying more attention, and the UK Government has identified modular methods as a response to housing supply and affordability.

The main advantage highlighted is speed. Because factory work can proceed while the site is prepared, projects are said to finish 30% to 50% sooner, so buildings can be occupied earlier and returns arrive faster. Working indoors also means weather delays, and any compensation claims under adverse weather clauses, are largely avoided.

Sustainability is another benefit. A controlled factory process produces less waste and fewer spoiled materials, and many manufacturers use locally sourced, renewable materials. Developers can add features such as efficient heating and water systems or solar panels, which lowers running costs.

Global V Tech, a Landsite member specialising in modern methods of construction, is quoted saying that off-site approaches generally exceed the new u-value requirements and integrate green technology, that contractors and lenders are warming to factory-based building with less time on site, and that it has seen more enquiries from smaller developers and housing associations.

The article concludes that savings from less waste, quicker builds, reduced on-site labour and greener design make modular construction an increasingly credible alternative to traditional methods.
